What are Land Registry Compliant Plans?

Land Registry Compliant Plans are documents that need to be prepared for the conveyance of property. Scaled plans of properties are required to satisfy criteria set out by the Land Registry. Based on a metric scale measurement, the drawings include a bar scale, clarify orientation and are detailed enough for the property to be identified on the Ordnance Survey Map.

Do I need Land Registry Compliant Plans?

Land Registry Plans are often required to submit a registration, leasehold or transfer of title. These scaled plans of the property are required by law to be compliant with guidelines set out by the Land Registry.

Land registry plans can take anywhere from 2/3 hours or up to 9 hours to prepare, depending on the size and detail of the project.

A land registry lease plan is required every time a landlord is leasing a commercial property to a new tenant. This could be a shop on a high street, a café, or an office.

This should identify any easements and rights of access, i.e shared access with neighbouring properties and it should also identify the extent of the retained land. This may sometimes require an accurate measured floor plan drawing, identifying the number of stories the building has, the access and egress and fire escapes.

A land registry plan includes accurate information based on a metric scale, including boundary positions, any buildings on site.

The plan must be compliant with Land Registry by containing a scale bar, a North point, any easements or rights of way granted to neighbouring land, and it must be drawn to a recognisable scale.

A land registry plan must also contain the locality/town, road names and a postcode, and should clearly identify the extent of the retained land.

Land registry plans or title deeds are an essential element of buying and selling land.

This again depends on the size and detail required of the site. Typically most land registry plans can cost anywhere from £150+ which again can vary depending on the necessity for a site visit to establish existing boundaries and other physical features.
